Vaasavi Group, a prominent real estate developer in Hyderabad, has secured key statutory clearances for what will become the city’s first overhead skywalk linking a residential township directly to the metro system. The project connects LB Nagar Metro Station to the company’s flagship development, Vasavi Ananda Nilayam, providing direct access to approximately 3600 residents.
Securing Approvals and Project Scope
The skywalk project, developed through Vaasavi Avenues LLP and SR Infra & Developers, recently obtained a No Objection Certificate (NOC) from L&T Metro Rail Hyderabad Limited (LTMRHL) and a Traffic Police NOC from the DCP Traffic-II, Malkajgiri. On-ground work zone traffic diversion permissions, including consent from local authorities, will be finalized before barricading and site work commence.
The raised pathway replaces a 10–12-minute walk along NH-65, a highway with limited pedestrian infrastructure, with a direct, safe, 2–3-minute overhead walk from the metro concourse into the township. This improvement enhances accessibility for residents and general commuters using the busy NH-65 corridor.
Design and Engineering Details
Designed and proof-checked by IIT Hyderabad, the skywalk spans 14.5 meters from the central median of NH-65. It comprises 10 main pillars, each 5.94 meters in diameter and 8.64 meters in height, spaced 12–14 meters apart. An additional pillar within the project boundary accommodates potential future service road widening.
The structure features dropping staircases, ramps, and lift integration to ensure accessibility for all pedestrians. Construction, managed entirely by Vaasavi Group, must be completed within 180 days from the LTMRHL agreement execution. The company is responsible for execution, construction management, and ongoing site maintenance during and after the project.
Significance and Industry Context
For Hyderabad’s residential real estate sector, the LB Nagar Skywalk marks the first direct metro link from a residential township, as existing metro connections have previously focused on commercial destinations like malls and IT parks rather than housing developments. The station’s position as the last stop on the metro’s longest corridor places Hyderabad’s western technology belt within a single exchange, with the area’s growth historically linked to nearby industrial and IT parks.
Vijay Kumar Yerram, Chairman & MD of Vaasavi Group, emphasized the project’s role in completing the “last mile” connectivity for mass transit. The skywalk, engineered for high capacity, aims to serve current residents while accommodating future network expansion eastward and toward the airport. The design reflects a vision of a Hyderabad where residents move seamlessly from home to metro without encountering highway traffic.
