Sugee Group is developing Sugee Lake District, a 52-acre waterfront project in Thane West that will combine commercial, retail, and lifestyle offerings. Located opposite Korum Mall near Cadbury Junction in Khopat, the development fronts the Eastern Express Highway and marks the group’s entry into the Thane market.
Design and Features
The project includes Grade A++ commercial offices with panoramic views of the lake and city. Alongside the offices, the development features high-street retail, fine dining, and a six-acre lakeview promenade. The mixed-use destination aims to support an all-day environment that blends work, leisure, and wellness.
The first commercial component will be a ground-plus-45-storey tower. Office spaces will range from approximately 800 square feet to 6,000 square feet, with adjoining units capable of being combined. Typical floor plates of approximately 46,000 square feet are intended to give businesses flexibility in configuring workplaces for future expansion plans.
Architect Hafeez Contractor, a recipient of the Padma Bhushan, is designing the project. Sterling serves as the structural consultant, and Skidmore, Owings & Merrill (SOM) is undertaking the peer review.
On-Site Amenities
Facilities are being added to support workplace requirements with wellness and leisure. The development includes a rooftop lounge, a café, a fitness centre, a steam room, a pickleball court, turf, and an indoor games room. Everyday support facilities will feature a crèche, a pet crèche, and a medical room. A red-light therapy room is also planned for working professionals.
The commercial tower will have 46 high-speed elevators along with dedicated service elevators. The building offers flexible floor plates, prominent frontage, and offices overlooking the lake and city.
Connectivity and Location
Located near Cadbury Junction with frontage on the Eastern Express Highway, the site provides access to Thane’s established residential areas, business districts, and retail destinations. Connectivity is expected to improve through several planned infrastructure projects. These include the expanding metro network, the Borivali–Thane Twin Tunnel, the Thane Coastal Road, a proposed Bullet Train station, and the redeveloped Thane railway station.
Additional regional links cited in the project description include the Thane Integral Ring Metro, the Samruddhi and Mumbai–Vadodara expressways, the Virar–Alibaug Multimodal Corridor, the Goregaon–Mulund Link Road, the Delhi–Mumbai Industrial Corridor, and access to the international airport.
Green Building Certification and Vision
Sugee Lake District has been registered under LEED, a recognized green building rating system. The registration highlights the focus on environmentally responsible design and resource efficiency. The company seeks to establish a sustainable commercial destination in Thane.
Nishant Deshmukh described the development as a marquee destination where business and lifestyle converge. The site is intended for brands and investors seeking a location beyond a conventional address. It will create a lively, all-day destination for the wider community.
