A Tasmanian jetty is on the market for $28,000, potentially making it one of the most affordable waterfront assets in Australia. Located at Sommers Bay Road, Murdunna, the 25-year Crown lease offers boat access to popular fishing spots and recreation areas in the region. The property has been held by the same family for half a century and is being sold by Kate Storey Realty.

Why the price is low

The jetty is described as a simple structure that requires minimal maintenance, though the lease agreement demands it be kept in sound order. Agent Edmond Storey notes that the asset is fairly straightforward to maintain. He adds that the lease term is roughly four or five months old, so it has a long remaining duration.

Storey explains that finding a new jetty is difficult. “It’s really hard to apply for new leases,” he says. “Unless you can get an old jetty like this one, the chances of finding a bit of land and asking permission from the authorities to build a new jetty are pretty slim.”

He adds that authorities allow old jetties to remain, but new ones cannot be easily constructed on small parcels of land.

Buyers from the mainland often find the price starkly different from their home markets. Storey points out that on the mainland, water frontage can cost close to $1 million. He argues that in this region, people can buy land where they can fish from their deckchair for around $300,000.

The area’s popularity is growing, with about 50 to 60 per cent of buyers coming from interstate.

Murdunna sits at the head of King George Sound on the Forestier Peninsula. The site was historically used to supply the penal colony on the adjacent Tasman Peninsula during convict days. Its location was strategic, lying along the only practical land route from Hobart to the Tasman Peninsula via Eaglehawk Neck.

Edmond Storey describes the area as a super family-friendly place. He says it is one of the best spots to potter around with a small boat or kayak. The location also offers access to swimming areas and nearby beaches, which are particularly good for flathead and salmon.

Geographically, the region is accessible for holidaymakers. Murdunna is roughly 45 minutes from Hobart Airport and about 60 minutes from Hobart city. The area is becoming increasingly popular as buyers seek coastal getaways. Many people are looking to buy a holiday shack or camp on the land and later build a house.
