Six cities in the Asia Pacific region have secured spots in the top 30 global wealth hubs, according to a new index by Savills. Singapore ranked sixth worldwide and first in the region, while Hong Kong placed seventh, Tokyo at 12th, Shanghai at 18th, Bangkok at 25th and Kuala Lumpur at 29th.

How wealth is being managed

Sulian Tan-Wijaya, executive director at Savills Singapore, observed that the younger generation of wealth owners is adopting a more wide-ranging strategy for allocating capital. These individuals are placing real estate in the context of family requirements, business interests, succession planning and broader portfolio goals.

The results emerge as an estimated US$84 trillion is projected to pass from one generation to the next within the coming twenty years. As younger wealth holders become increasingly global, they are placing increased importance on lifestyle, education, wellness and personal values when choosing where to reside and invest.

Savills noted that the region’s wealth environment is increasingly shaped by the interplay between new wealth creation and family-led capital planning. India and Vietnam continue to generate wealth through entrepreneurship, technology, manufacturing, financial services and real estate development, while established hubs such as Singapore and Hong Kong are more focused on wealth structuring, private banking, family offices and regional connectivity.

Globally, New York ranked first in the index, followed by Miami, London, San Francisco and Los Angeles. Kelcie Sellers, associate director at Savills World Research, mentioned that limited, ready-to-use and highly managed properties in jurisdictions providing legal certainty, lifestyle quality, privacy and long-term liquidity are likely to stay resilient as wealth shifts across borders and generations.

Sellers added that residential real estate increasingly needs to address lifestyle preferences, business requirements, travel demands, and long-term strategic objectives beyond mere capital preservation for affluent individuals and their families.
