Jakarta’s retail demand is projected to grow by 2% to 3% annually through 2029, according to Colliers. However, the property consultancy warns that shopping malls must diversify their tenant mix and enhance consumer engagement to sustain this growth. Food and beverage outlets remain key for driving mall traffic, but an overconcentration of dining establishments can intensify competition and create visitor peaks during meal times. Industry data suggests that excessive F&B saturation may fragment consumer spending, limiting broader retail conversion potential and reducing overall profitability per square foot.
Colliers recommends that general-purpose malls expand beyond traditional F&B offerings to include lifestyle, entertainment, wellness, sports, services, and convenience options. This broader ecosystem could encourage visits throughout the day and increase the likelihood that foot traffic converts into sales. For instance, integrating fitness studios, gaming zones, or childcare facilities can attract diverse demographics while smoothing out the natural ebb and flow of shopper behavior.
The consultancy cautions that growth will not be evenly distributed across Jakarta‘s retail market. Industry interviews indicate that new store openings may support overall retail growth even as sales at existing outlets decline. Rising costs for merchandise, logistics, and imports could pressure retailers, with potential price increases expected in Q4 2026 and Q1 2027. Price-sensitive consumers may be particularly affected, as raised costs could erode discretionary spending on non-essential goods and services.
