Mumbai’s residential property market saw a strong performance in August 2026, with 12,503 properties registered, marking an 11% year-on-year increase. This is the highest number of registrations for August in over 14 years, according to Knight Frank India data, based on figures from the Maharashtra Department of Registrations and Stamps. Recording over 12,500 property registrations in August proves that end-user interest remains intact across key suburban and urban corridors in Mumbai. Crossing a 14-year August peak with 12,500+ registrations shows that buying sentiment remains bullish despite broader market cycles.

The transactions generated ₹1,123 crore in stamp duty revenue, a 12% increase from August 2025. While registrations were slightly lower than July’s peak, the double-digit annual growth indicates sustained demand ahead of the festive season. This revenue growth reflects not only high transaction volumes but also steady pricing and strong market absorption, as noted by industry leaders.

Industry Leaders Weigh In

Industry experts attribute the growth to continued homebuyer interest. Kamlesh Thakur, President of NAREDCO Maharashtra, highlights the market’s resilience, citing stable economic conditions and improved city infrastructure as key drivers. He emphasizes that achieving a 14-year high for August with an 11% YoY growth demonstrates robust structural demand and unwavering confidence in Mumbai’s residential asset class.

Ram Naik, CEO of The Guardians Real Estate Advisory, notes that homebuyers are favoring established developers and projects with good connectivity. Shilpin Tater, Managing Director of Superb Realty, adds that buyers seek developments offering lifestyle amenities and long-term value. Naik further points out that the consistent high volume of transactions shows property acquisition as a top priority for urban buyers.

Market Trends and Buyer Preferences

The August figures show a strong homeownership trend in Mumbai. Shraddha Kedia-Agarwal, Director of Transcon Developers, believes modern buyers prioritize well-designed spaces and reliable infrastructure. Dhruman Shah, Promoter of Ariha Group, links the growth to steady pricing and demand for quality housing, especially in well-located redevelopment projects. Shah also notes that infrastructure upgrades reducing commute times in suburban areas will further boost buyer confidence.
